Copperleaf is the largest master-planned community ever in Unincorporated Arapahoe County. It’s also the largest parcel of land in the Arapahoe County DRCOG Urban Growth Boundary and the largest piece of land left in the East Cherry Creek Valley Water and Sanitation (ECCV District). So it’s easy to see that both the expectations and the challenges at Copperleaf would be enormous.

 

To get the project off the ground, Centre had to carefully negotiate a joint venture between Centre Communities and the families who had owned the land for more than 40 years. Having existing developments on three sides of the property necessitated the need for over 30 neighborhood meetings and more than a dozen public hearings to get the project off the ground. Due to the efforts of Steve Prokopiak, Centre's former development manager, there was no opposition from the neighboring communities.

 

Another major challenge for Copperleaf was the utilities. ECCV wanted to bring in a renewable source of water to serve the entire district. The pipeline alone was pricey. Centre worked with ECCV on their fee structure, which allowed them to finance the system that ended up benefiting everyone in the ECCV District.

 

Making Copperleaf as “green” as possible was another key component to The Copperleaf master plan. The plan to incorporate over 10 miles of hiking trails, and plant more than 10,000 trees is well under way.
